Mold Inspection

Mold inspections are performed for a variety of reasons. Previous and current moisture infiltration issues, storm damage, plumbing leaks, condensation from HVAC ductwork, lack of occupants, and lack of maintenance can all lead to a mold condition. Some buyers or occupants may have allergies, which are aggravated by the presence of mold. If a building has had remedial work performed to correct a mold problem, an inspection may be required to verify that the problem has been corrected.

 Mold inspections can be performed in a variety of ways. Surface molds are visually apparent. Swabs or scrapings can be taken of surface mold and sent to a mold laboratory for testing to determine whether or not toxic molds are present. Air sampling can also be done with a vacuum pump to detect the presence of airborne mold spores. Samples are then sent to a lab for testing.
