Detailed Home Inspection

A detailed home inspection report will indicate the quality, condition, and life expectancy of the major systems of your property. There is no such thing as a perfect house because houses are still built by humans, and while the process has been refined many times over, through hundreds of years, even new homes can present problems. For homes that are not new, every system will show its share of wear and tear over time, requiring service and eventual replacement. The purpose of a home inspection is to determine where on the timeline of lifespan each component of the house is. Design flaws and benefits are pointed out, and the overall condition is determined. We use some specific testing equipment for electrical and HVAC components, such as GFCI and wiring testers, and infrared thermometers. In some inspections, we may use an infrared camera if the situation calls for it. The bulk of the information in this report, however, is from visual observation of the property. We do not dismantle systems for the purpose of determining their overall condition. We may recommend that service professionals be consulted as a result of something we observe visually.

 

The following list includes the components and systems that are covered in a detailed home inspection. Since every house is different, these areas may be added to if necessary.

 

  • Structure, including foundation, walls, floor systems, ceiling, and roof structure.
  • Basements and crawl spaces
  • Roofing, gutters, chimney, skylights, and flashings.
  • Grading and drainage of the areas around the house.
  • Windows, doors, exterior finishes, insulation, and ventilation.
  • Electrical, plumbing, and HVAC (heating ventilating and air conditioning) systems.
  • Ceilings, walls, floors, and interior doors.
  • Kitchen and bath fixtures, cabinets, and appliances.

 

We are pleased to be able to provide same day service on most reports, with color photos of areas of concern. Our report form is delivered digitally in a PDF format and can be emailed to any concerned parties.
