Four Point Inspection
A Four-Point inspection is performed for the benefit of the home-owner’s insurance carrier. Some insurance companies have their own form, and there are many other similar forms available. The areas covered are the roof, electrical system, plumbing system, and HVAC system. The purpose of the report is to determine the age of these systems and their various components. If a particular system is obsolete, or not functioning properly, or past a certain age, the insurance company will refuse coverage, or charge a much higher rate, unless repairs are made, or the components are replaced. This inspection is much more common today than it used to be. In the past, only houses over 35 years of age were required to submit a four-point inspection, but today, some insurance companies will require it on houses less than a year old.. This inspection is usually performed during the sale of a home, but it is also becoming a pre-requisite to obtaining replacement policies as well. Always check with your carrier to determine whether or not you will need to have this inspection performed.
